Blueprint Home Inspection was founded by Josh Carson who expanded Athens Home Inspections into one of the top inspection companies in the Athens area. Utilizing his background as a licensed contractor, Josh created a reputation for easy to understand inspection reports that made clear recommendations to their clients based on real-life experience.
Blueprint Home Inspection continues the tradition of providing excellent customer service, unique reports for every home which are easy to understand.

Meet the Team
Todd Burton
Owner
The founder and CEO of Burton Realty & Development, Inc. and Blueprint Builders, LLC, Todd has more than 30 years of experience in the real estate and construction industry. He is both a licensed real estate broker and a licensed general contractor in the state of Georgia. In addition to his work with Burton Realty & Development and Blueprint Builders, Todd has been an active member of Playing for a Cure (an organization devoted to finding a cure for Juvenile Diabetes). He is a musician and a licensed pilot with over 1,500 hours of flight time.
Josh Carson
Owner
An Athens native, Josh is the former co-owner of Carson Plumbing, where he worked for 23 years. He has personally inspected more than 1,000 homes and has more than 25 years of experience in the construction field. Josh holds both a general contractor and master plumber license in the state of Georgia. He fills his weekends with family, camping, cooking, and Georgia football. Go dawgs!
Erin James
Chaos Coordinator
Erin is the smiling face to the voice you will hear when you call Blueprint Home Inspection. If you need to know who is where, how soon we can be there, or what is going on . . . she is the girl to call!
Erin can and will verify that Patrick does, in fact, exist!
Rick Lewis
Inspector
Rick grew up in a construction family where he learned the importance of a quality-built home. He has been in the construction field for more than 35 years. He enjoys using his carpentry experience and knowledge to give the home buyer the best information possible. Prior to working for Blueprint Home Inspection, Rick worked for the City of Commerce as the Public Works Director, and prior to that, was the Operations Director for Oconee County. Rick currently serves as the Senior Pastor at Central Baptist Church and has been a volunteer fireman since 1994.
Christopher Cooke
Inspector
A UGA graduate (GO DAWGS!), Christopher has been in the construction industry since 2008. He has worked in several industries including flooring, electrical, and plumbing. Since 2014, he has worked for several local construction companies as a project manager for home renovations and development. Christopher serves his community on the soccer field, as a program developer and coach.
Patrick Singleton
Inspector
1)We don’t know much about him or what he looks like, but several clients have told us, “he is charming”.
2) We don’t know where he lives, but have been assured that he does in fact, have a home.
3) He is a self-described helper of nature and his attention to detail is unparalleled. Although, mysterious Patrick is a great addition to our team.
Rumor has it, Patrick once played a game of hide and seek against sasquatch…. and won!
Scotty Roberts
Inspector
Scotty recently retired as a Lieutenant, from the Hall County Fire Department after 36 years. He has 3 years of experience with business inspections from the Hall Co. Fire Marshall’s office. Scotty is Hazmat certified in awareness, operation, and technician. He also spent more than 20 years working
part time for Hall Co. 911.
